TAXES & ASSESSMENTS
Tax Collection Information
Property taxes are due by January 31st and July 31st each year. The Village Administrator/Clerk-Treasurer has the responsibility of collecting the taxes for the State, Sheboygan County, Elkhart Lake-Glenbeulah Schools, LTC, and the Village.
Property tax bills are mailed out in mid-December, as soon as all of the information is received from the various tax jurisdictions, compiled and submitted to the Sheboygan County Treasurer’s Office. The first installment is due and payable to the Village of Elkhart Lake by January 31st of each year. The second installment is due and payable to the Sheboygan County Treasurer by July 31st of each year.

Tax Payment Options
There are a variety of ways that property owners can pay their property taxes.
First installment of property taxes (due in January each year) is payable to the Village of Elkhart Lake. You may pay in the following ways:

-In person at the Village Clerk-Treasurer’s Office during regular office hours.
Office hours are Monday through Friday, 9:00 am to 4:30 pm.
The Village Hall will be closed on December 24th, 25th, and 31st, as well as January 1st. If the Village Office
is closed, payments can be dropped in the Police Depository located to the west (right) of the Pine Street
-Drop tax payments off at Wisconsin Bank & Trust (274 Osthoff Avenue) or National Exchange Bank & Trust
(54 S. Lake Street).
-Pay online. You may make your tax payment online with a credit card or debit card. You will need to know the
parcel number (from your tax bill). Click here. Please note, there is a service fee for this option. The credit/debit
service fee will be calculated based on your total payment amount, and you will know the amount of the service
fee prior to authorizing payment.

Lottery Tax Credit
The Wisconsin property that is your primary residence may be eligible for a Lottery Tax Credit. Business properties, rental units, vacant land or other properties that are not your primary residence are not eligible for the credit. You must also be a Wisconsin resident to qualify. Each year the Village conducts an Open Book Session before the finalization of the assessment roll. This provides property owners an opportunity to informally meet with the assessor and review the value of your property, notify the assessor of any errors in the description of your property, and review the values of neighboring properties. If an error is discovered to have been made, the assessor can make the correction at Open Book. The Village generally holds its open book in the beginning of June.
Board of Review
Each year the Board of Review is held in mid to late June. Property owners who are not satisfied with the value of their property after speaking with the assessor can appeal their assessment to the Board of Review. The Board of Review consists of three people; the Board President and two Trustees.
To appeal your assessment, you must first attend the open book and discuss your issues with the assessor. If you are not satisfied with the outcome, you are then able to fill out the objection form. The objection forms can be obtained in the Village Administrator/Clerk-Treasurer’s office or by calling 920-876-2122. The form needs to be returned to the Village Administrator/Clerk-Treasurer’s office at least 48 hours prior to the scheduled start of the Board of Review. You must provide at least 48 hours’ notice if you wish to appear before the Board, or your request can be denied.
The dates for Open Book and Board of Review are set by March, so please contact the Village Administrator/Clerk-Treasurer’s office at 920-876-2122 after March to obtain the dates of these meetings.
